I found this this updated version on the Downloads page. Since we’re still building our site, should I use this instead?

And should I delete the earlier version 1.2.1 which is currently running on our site?

Yes, you can update from DW Focus 1.2.1 to 1.2.2 (this version fixes some minor bugs of DW Focus 1.2.1). For future changes, I highly recommend you insert all your custom codes into a child theme of DW Focus. You can find more details about child theme here: https://codex.wordpress.org/Child_Themes
